Heating System

  • Inspect and tighten all electrical connections and terminals
  • Remove, clean, and adjust main gas burners
  • Remove clean and adjust ignition/pilot assembly
  • Thoroughly brush and vacuum clean the heat exchanger(s) and combustion chambers
  • Inspect heat exchanger(s) & combustion chambers for cracks, rusting, or problem areas
  • Inspect the flue assembly and test flue gas drafting mechanism
  • Test and inspect all furnace safety controls
  • Test, record, and adjust gas pressure
  • Replace or clean standard air filters
  • Lubricate all fan motors and all moving parts
  • Measure and adjust blower for correct airflow
  • Adjust all dampers and set proper blower speed(s)
  • Measure and adjust blower for correct airflow

  • Measure and record heating system output
  • Inspect and test thermocouple output as well as pilot safety switch

A/C System

  • Thoroughly clean and replace standard air filter(s)
  • Lubricate motor and fan bearings as well as other moving parts as necessary
  • Inspect evaporator coil and drain pan when readily accessible
  • Clean and inspect condensate drain lines and fittings
  • Adjust and thoroughly clean blower motor and fan assembly as needed
  • Inspect, tighten, and test all electrical connections (This includes disconnect switch)
  • Inspect all cooling system electrical wires, connectors, and terminals
  • Test system starting and running capacitors
  • Test all controls, switches, relays, transformers, contactors, motors, and fans
  • Measure starting and running amperes, lines voltage and control voltage
  • Test system starting capabilities
  • Test system for proper airflow and air delivery
  • Inspect and adjust all safety controls
  • Monitor refrigerant (Freon) pressures and temperatures
  • Test and record super-heat and sub-cooling; compare with factory specifications
  • Test and measure air conditioning system for proper production and capacity
  • Monitor fan motors and compressor operating temperatures

MAINTENANCE

GENERATOR/ ELECTRICAL MAINTENANCE

1. Overall condition of the unit

  • Checking for abnormal noises
  • Leaking fluids
  • Excessive vibration
  • Higher than normal operating temperatures
  • Unit is level

2. Fuel system and supply line:

  • Inspect flexible fuel line
  • Clean all electrical connection points for leaks
  • Inspect unit for ear and tightness

3. Electrical connections:

  • Inspect connects in the unit and external splice box
  • Clean all electrical connection points
  • Tighten all electrical points
  • Apply anti-corrosion spray to exposed terminal points

4. Test electrical system:

  • Start unit and test voltage
  • Check proper voltage
  • Check proper ground
  • Check proper neutral
  • Check proper hertz

5. Charging system and battery function:

  • Test internal charger for proper function
  • Clean battery terminals
  • Lubricate battery terminals
  • Check battery for proper DC voltage
  • Check battery water levels

6. Engine cooling and lubrication system

  • Check oil level for excessive loss
  • Check oil for cleanliness
  • Clean air intake louvers
  • Clean exhaust ports of debris

7. Engine compartment and shell:

  • Clean debris from inside unit
  • Remove debris from inside out

NOTE: All listed items will be performed twice a year. The following items are only performed once a year:

  • 1. Change oil and oil filter
  • 2. Change air filter
  • 3. Change spark plugs
  • 4. Adjusting valves for proper motor compression

**All additional maintenance or repairs will be subject to standard service rates.
